We know that when your accounting is not perfect, it doesn’t matter how good your Property Manager is, things start to go wrong – and quickly.
A large proportion of the new business we win is as a consequence of clients getting tired of poor financial control or reporting. That’s why, instead of employing unqualified personnel, we provide all of our clients with qualified accountants, who actually understand numbers. They can help sort out the financial mess left behind by the previous Managing Agents.
Whether it’s preparing a simple report to show the actual service charge expenditure against the budget or a full set of accounts, we’ll tailor our service to provide you with the information you want, when you want it and in the format you ask for. If you want something simple that everyone will understand, that’s fine. If you want something more complicated, that’s fine too. You decide. Qube allows us to send Lessees their service charge bills by post and e-mail and you can even sign up for our free SMS text message reminders so you don’t forget your bill is due for payment.
Every property we manage has its own dedicated bank account – we don’t agree with mixing clients’ monies together. Any interest earned on client monies is credited to that property’s account.
Our bank accounts are all reconciled on at least a monthly basis in accordance with RICS Regulations and, as a firm of Chartered Surveyors, we are subject to routine external inspections/audit. We operate a dual signatory policy, which requires at least one Lamberts Company Director to sign off any payment, no matter how small. We adopt a strict but fair policy on arrears collection and recognise that errant Lessees should not be subsidised by the prompt payers.
Arrears chasing is initially conducted in-house and, at a pre-agreed stage, solicitors are normally instructed to pursue recovery – with any consequential costs in doing so being charged back to the defaulting Lessees (subject to the Leases allowing). We administer payroll on behalf of clients where their blocks directly employ staff. This includes all PAYE and National Insurance contributions as well as the preparation of pay slips and end of year Tax Returns.
