Lamberts Chartered Surveyors Building Consultancy Department were instructed by clients to refurbish this Grade II Listed Georgian office building in the heart of the City. The lower ground storey had been out of use for many years and the top floor was extremely dated having previously been interconnected to the adjoining building. Both required careful restoration taking into account the building’s Listed Status.

Listed Building and Planning consents were obtained for the works to the lower ground storey which included damp proofing works and the restoration of the rear extension/studio which included repair of the existing wall boarding, the replacement of a fibre cement profiled sheet roof with natural slate and a new roof light. Alterations were approved to the top storey to improve the poor layout, with the removal of the enclosure around the staircase, the amalgamation of two rooms and the refurbishment of the existing toilets. Consent was also obtained for air-conditioning.

Whilst a demolition asbestos survey was undertaken, some hidden asbestos was discovered during the works which had to be stripped out. A decision was also made to salvage the existing lower ground floors by using a specialist liquid damp proofing membrane followed by a levelling screed, which resulted in a significant saving in both time and cost. With a high standard of finish obtained the client was able to let the building rapidly after completion.
