Lamberts Building Consultancy department recently completed the construction phase of this project including preparation of working drawings, contract administration duties and dealing with Party Wall Matters. This former industrial unit comprised the last of 3 phases for a longstanding client of Lamberts in conjunction with developer Cityshape Developments Ltd using the Golden Brick Rule to aid cash flow.

The scheme comprised 8 flats and 2 B1 office units with the existing fabric of the building retained with an additional 2 floors constructed at a cost of £1.8m. The project was completed on budget and on time within 15 months, which included having to delay commencement of a section of the site which was part occupied for the first 5 months of the contract.

With the main structure dating form Victorian times it was discovered that the foundations were of poor quality and Structural Engineer’s Gareth Johnson & Associates designed a reinforced slab and ground beams to support the existing walls and the new structure. The flats were completed to a high standard of workmanship and quality, with the acoustic separation between the flats achieving a 30% improvement over Building Regulation requirements.
