An essential part of any Building Project is the knowledge of contract administration and the finer points of the many forms that such contracts can take.
Starting with an understanding of a clients requirements, we develop a full specification and drawings where necessary, prepare the tender documentation, invite contractors to tender and administer the contract including periodic site inspections.
We regularly undertake maintenance of residential blocks of flats for our in-house management department and a number of external managing agents; including the preparation of detailed specifications for internal and external redecoration, roof replacement, window replacement, concrete repairs etc.
Contractors are invited to tender and we fully review the tenders and prepare a tender report. We can also assist with drafting of Section 20 Notices should this be required.
Contract administration duties include drafting the contract, appointing the contractor, agreeing payments, periodic site inspections, issuing contract instructions, preparing financial statements and negotiating the final account.
In addition to our maintenance instructions, we have also undertaken a number of residential conversions where our in-house CAD services have developed the design proposals, obtained Planning Permission and prepared the Building Regulation and working drawings. We have also been involved in new build residential projects, the construction of industrial units, office refurbishments, medical suite refurbishment and fire damage reinstatement.
We have gained a particular expertise in Veterinary Surgery refurbishment and and extension over the years.
Our fire damage reinstatement instructions have included flats, industrial units, offices, shops and hotels.
We are able to provide an efficient and professional service for small projects of £50,000 up to £3,000,000.
